Package Fee: $5,000. plus 3% of the sale price to be paid to buyer's
agent in the event of a sale coming from a buyer's agent from the MLS.
Description of Services
Your home will be
listed in the Northwest Multiple Listing Service Internet Database for an
unlimited time. By
listing your home all local licensed agents with buyers can see your home and
property details.
A minimum of 15 pictures of
your home will be included in the listing.
An MLS keybox will be set
up on your door, or elsewhere as you see fit.
A yardarm for sale sign
will be installed in front of your home.
Your listing information
will be "swept" into the local real estate company property listings.
Buyers searching for homes on-line using RE/MAX, Windermere, John L Scott,
Coldwell Banker and many more will see your home, and contact you or their
agents for showings.
If you elect to use
this service, you should know that real estate agents with buyers work
strictly for commissions and will not likely show your home to clients unless
you include a buyer's agent commission. The
majority of sellers list a 3% commission for the buyer's agent. There is
not much point in listing with the local MLS if you are unwilling pay a
commission to the buyer's agent. In the event that a buyer does not have an agent and
contacts you directly, you will not have to pay the 3% commission.
Please be aware that there are possibilities for litigation if a buyer has an
agent who has showed them the house and the buyer goes behind the agent's back
to submit an offer.
Our fee for
listing your home with the MLS includes digital photography and posting of the
photos to the MLS, a keybox and yardarm sign, and our Contracts and Closing
Service (a $1,500 value). Additionally you will need to pay a commission
to a buyer's agent if an agent from the MLS shows and sells your home.
You will be in an agency agreement with our brokerage, since there will be
contract oversight and disbursal of commissions.
